Three Cedars Cabin, LLC – Event & Overnight Rental Agreement  

Payment, Deposit, and Cancellation Terms 

All rental fees must be paid in full no later than thirty (30) days prior to the rental date. For day rentals, a Reservation Deposit of $100 is required to secure the date, along with a $100 Damage/Security Deposit. For overnight rentals, a Reservation Deposit of $300 is required at the time of booking, along with a $400 Damage/Security Deposit. 

All refundable deposits will be returned within seven (7) business days after the rental period ends, provided the cabin and grounds are left in acceptable condition, free of damage, and without the need for additional cleaning beyond standard expectations. 

Cancellations made less than sixty (60) days prior to the rental date will result in forfeiture of the Reservation Deposit. Cancellations made within thirty (30) days of the rental date will result in forfeiture of the entire rental fee. No refunds are issued for cancellations within thirty (30) days of the rental date. 

Entry Into Event Space 

Three Cedars Cabin, LLC will provide the door code twenty‑four hours prior to the event. The Renter is responsible for locking the event space after the event concludes. If the Renter requires access to the facility before the rental date, they must contact Three Cedars Cabin, LLC to make arrangements, as early access is not guaranteed. 

Smoking 

Smoking is permitted only outside. There is absolutely no smoking inside the cabin or on any of the porches. 

Alcohol 

Alcohol consumption is allowed on the premises. The Renter and all guests must comply with all applicable laws regarding alcohol possession and consumption. The Renter assumes full responsibility and liability for any alcohol‑related actions or incidents involving their guests. 

Conduct 

Lewd, illegal, or indecent conduct is not permitted anywhere on the property. During all rentals, at least two individuals age twenty‑one or older must be present on the premises. Three Cedars Cabin, LLC is not responsible for lost, damaged, or stolen property. The Renter is responsible for the behavior and actions of all guests and acknowledges that Three Cedars Cabin, LLC is not liable for any act or omission by the Renter or their guests. 

Liability 

The Renter accepts full responsibility for the conduct, safety, and actions of themselves, their guests, vendors, and any individuals they allow on the property. Three Cedars Cabin, LLC and its owners, employees, and agents are not liable for injuries, accidents, illnesses, damages, losses, or claims occurring on the property or arising from the use of the premises, furnishings, equipment, or outdoor areas. The Renter agrees to indemnify and hold harmless Three Cedars Cabin, LLC from any and all claims, demands, or expenses resulting from the rental or any activities conducted by the Renter or their guests. 

Decoration 

The Renter may decorate the facility using the hooks and painter’s tape provided. The Renter may not use duct tape, adhesives, or any other materials that could damage drywall, log surfaces, or ceilings. No markings, holes, or alterations to the walls or ceilings are permitted. Candles and open flames are not allowed inside the cabin. 

Pets 

Dogs and cats are welcome on the property. All pets must have up‑to‑date shot records. Dogs must remain on a leash or within arm’s reach of their owner at all times. Pet owners accept full responsibility for their pet’s behavior and any damage caused, and they must clean up after their pets. 

Email Marketing List 

By signing this Agreement, the Renter gives permission to be included on the Three Cedars Cabin email list. This list is used solely for rental communication and cabin‑related information and will not be shared or sold. 

Additional Provisions 

By signing this Agreement, the Renter acknowledges that they have read, understand, and accept all terms and conditions. The Renter agrees to uphold all requirements and understands that the Reservation Deposit or Damage/Security Deposit may be forfeited, and additional charges may apply, if the facility is damaged or if the terms of this Agreement are not followed.
